Property Manager

LHH Recruitment Solutions is helping our client find a talented Property Manager to join their team. This role involves direct management and oversight of assigned industrial , office, and retail properties with the goals of maximizing asset value while keeping tenants satisfied.

ESSENTIAL FUNCTIONS OF THIS ROLE:

• Resolve property management issues; maintain the properties
• Full responsibility for the financial performance of the properties; produce monthly financial reports
• Ensure adherence to owners' policies and procedures
• Partner with leasing professionals to resolve leasing issues and keep the properties occupied
• Ability to work in a fast-paced environment and multi-task
• Ability to think outside the box, take initiative, and also know when to lean on the team

RESPONSIBILITIES:

• Monitor lease expirations and work with leasing team to maximize tenant retention
• Complete the monthly reporting according to client requirements
• Competitively bid service contracts annually and all other services as needed
• Supervise property PM team, including engineering and maintenance personnel
• Assemble, review, and implement operating and capital budgets
• Assemble and review operating expense recoveries/reconciliations
• Conduct routine property inspections to prevent/identify problems and exposures
• Ensure compliance with codes, regulations, and governmental agency directives
• Assure optimal functioning of building life safety and security systems

QUALIFICATIONS:

• REQUIRED is industrial commercial real estate industry experience
• Minimum of 3+ years of experience managing industrial, retail, and office properties
• Minimum 1+ years of experience working with institutional investors
• Detail-oriented, analytical, and highly computer literate
• Computer/software skills: Microsoft Office 365; Yardi Voyager ; AI Platforms

Pay Details: $85,000.00 to $90,000.00 per year
